Tenant Qualifications

You must be 18 years or older to apply.

We require prorated first month's rent and a full month of deposit in order to lease a home.

A combined income of three times (3x's) the monthly rent from lease holders is required. 

You must pass an employment check.

You must pass a rental verification check. 

You must pass a credit and background check that is conducted by 3rd party screening.

Are Pets Allowed 

Pet rules vary by property. If pets are allowed on the property, there is a two (2) pet minimum with no weight restrictions. Breed restrictions may also vary by property. 

If the property does have breed restrictions, the following breeds will not be permitted:

Akita
Alaskan Malamutes
Boxer
Bullmastiff or Mastiff
Chow
Doberman
Husky
Presa Canario
Pit Bull
Siberian Husky
Staffordshire terrier
“Wolf Dog/ Wolf Hybrid”
Bull Terrier/Pit Bull Terrier
German Shepherd
Rottweiler
Any combination of these or any dog that has any of the above breeds lineage

Pets must be at least one year of age, puppies are prohibited. Service or companion animals that assist tenants with special needs will always be accepted. A pet fee will not be charged for a service or companion animal.

Babysitting or care-taking of any other person(s) animals or pets is strictly prohibited.

Do I Need Renter's Insurance?

Yes. Liability renter's insurance in the amount of $100,000 is required at all times. You must list Defy Property Management as additionally insured on all policies. Please note: It is strongly recommended that all residents carry personal coverage as well. The minimum that we require will cover none of your personal belongings. For example, if a water pipe were to break and flood your home, the required insurance would only cover the damage to the structure and would not replace or repair any of your personal belongings. Please consult an insurance agent for specific details of this valuable coverage; typically the cost for renter’s insurance is very affordable.

What happens if I have to pay rent late?

Payment of rent for all residents is required to be paid online by the first day of each month. If the rent is not received by the 4th of the month, immediate contact will be made with the tenant. Late rent, along with a process server fee, will be applied to all late rental payments, as specified in your lease agreement. If the rent remains unpaid after notification, a Professional Process Server may serve a 3-Day Notice to Pay Rent or Vacate. The final step involves initiating the eviction process through the appropriate legal procedures.

Communication is the key. It is vitally important to let your property manager know ahead of time if you will be late in rent in order to avoid evictions. 

We do not waive late fees. 

What do I do if I Want to Move Out?

If your lease is ending.

You are required to put in a 60 day notice in writing if you plan to vacate at the end of your lease. 

If you want to break your lease.

If you need to break your lease, you are required to give a 30 day notice in writing and pay a lease break fee of 1 months rent. 

If you want to move out but your roommate wants to stay and your lease is not ending yet.

No roommate will be released from the lease unless the remaining roommates can provide new paystubs proving that they meet the combined income of three times (3x's) the monthly rent. You also have the option to have a new person apply and then submit the combined monthly income as mentioned above. 

If your lease is ending and one person wants to move out and the other wants to stay.

The lease will end unless you obtain a new roommate to apply and make the combined income of the three times (3x's) the monthly rent. 


If I Turn Keys in Early, Will My Rent be Prorated?

No. Unless you have something in writing from the management company, you are welcomed to turn keys in early but you will be held liable for the rent through the date of your lease. 

Please note, keys must be turned in from all tenants together, not at separate times. If keys are not turned in, then you are still in possession of the home and rent will continue to accrue.
